After a record week, a pause. Manhattan signed 26 contracts above $4 million from March 9 to 15, 2026, totalling $191,755,000. Nothing cleared $20 million, and the top contract was $18,000,000 for a penthouse at 200 East 79th Street. One of the week's five largest deals was an Elevated transaction.
The trend: the market exhales
Twenty-six contracts was the lightest week of the spring, and it came directly after the heaviest. That sequence is normal rather than alarming. A 43 contract week pulls forward deals that would otherwise have signed over the following ten days, and the week after almost always reads thin.
No contract cleared $20 million, the first week of 2026 with nothing at the top. Six of the 26 deals, 23 percent, were in new or recently built buildings. Inventory kept climbing, to 5,682 units available in Manhattan, so buyers had more to look at and less reason to move quickly.
The week's biggest transaction was not on the list at all. Compass reported that 80 Clarkson, which recorded no contracts whatsoever that week, had passed $1 billion in cumulative sales, roughly 50 percent of the project. None of that appears in a weekly signed contract count, which is a useful reminder of how much of the top of this market moves quietly.

A Gramercy contract at roughly $3,105 per square foot, and the only deal in the top five under $12 million.
The Elevated take
A 26 contract week with nothing above $20 million looks like weakness on a chart and is not. The week before produced 43 contracts and five deals above $20 million. Read the two together as one busy fortnight and the average sits comfortably inside the range Manhattan has held all year.
The 80 Clarkson figure is the one to sit with. A billion dollars of sales, roughly half a building, and not one contract in the official count for the week. Weekly reports capture what gets reported, not what gets sold, and the gap is widest exactly where the prices are highest.
For a buyer, the signal that matters is inventory at 5,682 and rising for a third straight week while contract counts came down. More choice and less competition is the closest thing to leverage this market has offered in months, and in a normal spring it does not survive April.
