The Elevated take
Total Manhattan inventory stands at 6,155 listings, flat from last week.
The bigger story this week is how quickly well priced listings are trading. Of the 28 contracts, 21 were signed within about six weeks of hitting the market, and the average discount from original ask was just 2 percent, a sign that buyers are paying close to asking for homes that launch at the right number.
The top contract shows it: 17A at 551 West 21st Street, the Foster + Partners condo in West Chelsea, asking $17,000,000 after only 26 days on the market. The headline average of 390 days on market is skewed by a handful of long listed units, including a sponsor unit at 520 Fifth Avenue that sat for 550 days before finding a buyer.
Downtown accounted for half of the week's deals, 14 of 28, including three of the four townhouses, and condos outsold co-ops 17 to 7.
For sellers, the market is rewarding accurate pricing at launch, and the first few weeks matter most. For buyers, expect competition on fresh inventory and look to listings that have lingered for room to negotiate.
