Manhattan's luxury market had a busy week of September 28 to October 4, with 30 contracts signed above $4 million for a combined $245,749,000. The week's highest contract was a corner residence at 70 Vestry Street in Tribeca, in contract at $34,000,000.

The trend

This is up from the week of September 21 to 27, which closed 17 contracts for $128,427,000, a 76 percent jump in count and a 91 percent jump in volume.

Thirty contracts is the first time the luxury market has reached that mark since the week of June 8, and it lifts the four week total to 82, up from 65 a week earlier. One deal cleared $20 million this week, and six of the 30, 20 percent, were in new developments.

The Elevated take

Total Manhattan inventory stands at 6,032 listings, down 10.4 percent from a year ago, and still climbing week over week.

The bigger story this week is that fall buyers finally showed up. Listings above $4 million held steady at 1,181 after three straight weeks of gains, a sign that buyers are absorbing the new fall supply rather than letting it pile up.

The top of the market moved quickly, led by 70 Vestry Street, which went into contract 18 days after it was listed, followed by a sponsor unit at The Cortland. Pricing tightened as well, with the average discount from original ask falling to 5 percent from 14 percent the week before, and downtown accounted for 16 of the 30 deals.

For sellers, the takeaway is that well priced homes are trading quickly this fall. For buyers who have been waiting, the best listings are starting to draw real competition.
