Breadth replaced the blockbuster in the second week of April. Manhattan signed 38 contracts above $4 million between April 6 and 12, 2026, worth $318,915,000, one of the busiest weeks of the year. The top contract was a comparatively restrained $23,500,000 at 50 West 66th Street, and inventory crossed 6,000 units for the first time in 2026.

The trend: turnkey wins, inventory finally moves

Thirty-eight contracts was the second highest count of 2026 to that point, behind only the 43 signed in early March. Volume of $319 million across those deals gives an average of roughly $8.4 million, so the week was built on quantity in the $5 million to $20 million band rather than on anything spectacular at the top.

Compass reported that new developments claimed the top seven condominium contracts of the week and read it as a continued flight to turnkey product, with buyers at the ultra-luxury level avoiding the time and complexity of renovation on top of elevated construction pricing. Eleven of the 38 contracts, 28 percent, were in new or recently built buildings.

Inventory passed 6,000 for the first time this year, up to 6,217 units available in Manhattan. Compass described absorption as clearly ticking up and said it expected new supply to keep outpacing demand over the following 45 to 60 days.

4. 175 Fifth Avenue, 19S

5. 16 Fifth Avenue, 15

$15,000,000 · 3 BD, 4.5 BA, 3,727 SF

The fourth contract at 16 Fifth Avenue in five weeks, one floor below the third and $1,000,000 cheaper, at roughly $4,025 per square foot.

The Elevated take

Four contracts at 16 Fifth Avenue inside five weeks is the most interesting pattern of the spring. All four were the same 3,727 square foot floor plate, and they signed at $12,750,000, $17,500,000, $16,000,000 and $15,000,000, which is roughly $3,420, $4,695, $4,295 and $4,025 per square foot. When a building starts absorbing at that rate, the first contract sets a floor and every later one prices against it.

The top seven condominium contracts of the week all landing in new development is a real signal, and it is not about taste. Renovation cost and timeline have made a finished residence worth a premium that used to run the other way. A resale that shows well and needs nothing competes squarely in that category. One that needs a gut competes on price alone.

Inventory above 6,000 for the first time this year, with absorption rising at the same time, is the healthiest combination on this page.
