Manhattan's luxury market had a strong week of October 5 to 11, with 25 contracts signed above $4 million for a combined $177,245,000. The week's highest contract was the penthouse triplex at 1110 Park Avenue, in contract at an asking price of $24,950,000.

The trend

This is down from the week of September 28 to October 4, which closed 30 contracts for $245,749,000, a 17 percent dip in count and a 28 percent dip in volume.

Even so, the fall rebound is holding. Two deals cleared $20 million this week, and four of the 25, 16 percent, were in new developments.

The Elevated take

Total Manhattan inventory stands at 6,112 listings, down 10.2 percent from a year ago, and up again week over week.

The bigger story this week is that the fall rebound is holding. After a slow September, 55 luxury contracts have been signed in the first two weeks of October, edging past last year's 54 and well above the 10 year average of 47.

Supply at the top has steadied, with listings above $4 million holding near 1,190 for three straight weeks, still about 13 percent below a year ago.

Both of the week's $20 million deals needed price cuts to get there, led by the penthouse at 1110 Park Avenue, asking $24,950,000 after a reduction from $26,750,000, followed by the townhouse at 67 Charles Street, cut from $25,000,000 to $22,500,000. Across all 25 deals the average discount from original ask edged down to 4 percent from 5 percent the week before, and condos outsold co-ops 15 to 6.

For sellers, the message is that demand is real this fall, but even at the very top, buyers are paying for the right price rather than the original one.
