Strong volume, disciplined buyers. Manhattan signed 35 contracts above $4 million between June 8 and 14, 2026, worth $299,310,000, with two deals above $20 million and a West Chelsea penthouse on top at $26,600,000. Underneath the headline, the average listing that went to contract had been for sale a very long time.

The trend: healthy volume, hard bargaining

Thirty five contracts and $299,310,000 made this the second highest volume week of the season, at an average near $8.6 million. Eight of the 35, or 22 percent, were in new developments, and inventory stood at 6,762 listings, down 8 percent from a year earlier.

The number that reframes all of that is the average time on market: nearly 700 days across the week's contracts. Many of those listings had taken multiple price reductions, and several had been marketed by different firms over a multi-year span.

The clearest example was the week's second largest deal. 730 Park Avenue had been on and off the market since 2021, asking as much as $45 million, and signed with a most recent asking price of $23 million. The contract came in at $22,600,000.

Both things are true at once. New development at the very top is still pushing toward record pricing, while other parts of the market are far more price sensitive. Manhattan is not one market and a single weekly average will always flatter one half of it.

1. 500 West 18th Street, West PH35B

$26,600,000 · 4 BD, 4.5 BA, 5,059 SF

The week's top contract at roughly $5,260 per square foot, the highest rate in any of this spring's top five lists. A half floor residence with exposures north, east and west, panoramic Hudson River and skyline views, and two loggias totalling 494 square feet. The same building signed a $15,225,000 contract four weeks earlier.

2. 730 Park Avenue, 10C/11C

$22,600,000 · 7 BD, 8.5 BA

A duplex combination on Park Avenue, and the clearest price discovery story of the season. On and off the market since 2021, asking as much as $45 million at one point, it signed against a most recent ask of $23 million. No square footage was published.

3. 990 Fifth Avenue, 8/9

$18,500,000 · 4 BD, 5.5 BA

A pre-war duplex on Fifth Avenue, traditionally appointed, with panelled walls and a marble mantel. No square footage was published.

4. 175 Fifth Avenue, 11North

$18,425,000 · 4 BD, 4.5 BA, 3,903 SF

The Flatiron Building's second appearance in these reports this spring, three floors above the 8North contract that led the week of May 4. Roughly $4,720 per square foot.

5. 2 East 88th Street, 11th Floor

$16,500,000 · 3 BD, 3.5 BA

A full floor at the corner of Fifth Avenue and 88th Street, three bedrooms across an entire floor plate. No square footage was published.

Ask ten people how the luxury market is doing and you get ten answers, and the honest answer that week was both. Volume was strong and buyers were disciplined. Those are not contradictory positions, they are what a market looks like when demand is real but nobody is in a hurry.

A near 700 day average time on market for the week's contracts is the most instructive statistic this report has printed all spring. It says the deals getting done were disproportionately the ones that had already capitulated on price. 730 Park Avenue took five years and roughly half its original ask to find a buyer.

The seller's lesson is unambiguous: the cost of an aspirational launch price is not measured in weeks, it is measured in years, and the eventual number is usually worse than an honest one would have been. The buyer's lesson is that a long days on market count is an invitation, and the offer you are embarrassed to make is often the one that gets accepted.
