Why are there no listings on this page?
Because there is nothing that can honestly be published. Off-market inventory does not appear on any consumer portal, and REBNY's co-brokerage rules, in force since January 2023, prohibit marketing an exclusive listing as "off-market" at all, on the grounds that the phrase implies a home is not for sale. Private inventory moves through broker relationships instead, which is why this page is a request rather than a gallery.
What is the difference between off-market and pre-market in NYC?
Pre-market means a home will be listed publicly soon but has not reached REBNY's Residential Listing Service yet, and there is usually a short window in which brokers circulate it first. Off-market means it is not being publicly marketed at all and is shown only through direct broker to broker channels. Elevated works in both. Neither is a discount: off-market is about privacy and control, not price.
How does Elevated hear about homes that are not publicly listed?
Four ways, all of them relationships rather than a feed. Broker to broker, where one call surfaces a colleague's client who is quietly considering a sale. The pre-market window, before a listing goes live on the Residential Listing Service. Direct owner relationships inside specific buildings, where knowing the residents, the board and the history means hearing about availability early. And past clients and referrals, who tend to make the first call when they decide to test the water. Off-market and pre-market transactions account for more than $500 million of the $2 billion-plus Elevated has closed.
What happens after I ask for access?
A named advisor replies within one business day. Tell them the buildings, the neighborhoods and the range you are working in and they go looking on your side of the Manhattan market, across condominiums, co-ops, townhouses and penthouses. There is no list to join, no newsletter and nothing to subscribe to.
Can I see off-market listings without a broker?
Generally no. Off-market inventory is not published anywhere a consumer can browse, so a well-networked agent is the only dependable way in. The question worth asking any broker is not whether they can find off-market listings, because every agent says yes. It is which buildings and sellers they have relationships with, and what those relationships have produced.
