Manhattan's luxury market picked up sharply in the week of August 24 to 30, with 24 contracts signed above $4 million for a combined $189,335,000. The week's highest contract was a full floor residence at Central Park Tower, 217 West 57th Street, in contract at $20,500,000.

The trend

This is a real step up from the two weeks before it. The week of August 17 to 23 closed 15 contracts for $99,155,000, so contract count rose by 60 percent and volume by 91 percent in seven days. Twenty four contracts is the busiest week since early August and within reach of the late June and early July run.

One deal cleared $20 million, after a fortnight in which none did. Seven of the 24, 29 percent, were in new or recently built buildings.

The Elevated take

The number worth watching this week is not the tally, it is the supply behind it. Compass puts total Manhattan inventory at 4,488 listings, down 19.9 percent from a year ago, and describes it as the lowest in a decade. New listings in July ran 17.5 percent below July last year.

Demand has not softened to match. There are 3,203 homes currently in contract across Manhattan, up 8 percent year over year. Fewer choices against steady buyers is the whole story of this market right now, and it is why a quiet fortnight can turn into a week like this one without anything else changing. More inventory this autumn would help balance it.
