Nothing traded above $20 million and the market had one of its busiest weeks of the spring anyway. Between May 4 and 10, 2026, Manhattan signed 36 contracts above $4 million for $270,895,000. The largest, $17,625,000 at 175 Fifth Avenue, was well inside the range where most of this market actually lives.
The trend: depth without a trophy
Thirty six contracts, and not one of them above $20 million. That combination is the healthiest thing a weekly report can show, because the volume is coming from breadth rather than from a single outlier dragging the total up.
The average contract landed near $7.5 million. Eight of the 36, or 22 percent, were in new or recently built buildings, a share that had barely moved in a month.
One building appeared twice in the top five. 211 West 84th Street placed both its 5A and its 14West, three weeks after a third residence at the same address made the list. That is what a new development looks like when it is genuinely absorbing rather than trickling out one unit at a time.
Inventory stayed stagnant at around 6,600 units. Buyers hoping May would hand them more choice did not get it.

The week's top contract, inside the residential conversion of the Flatiron Building. Interiors by Studio Sofield, set at the prow of the building with sweeping views over the treetops of Madison Square Park and up Fifth Avenue and Broadway.

$15,250,000 · 6 BD, 7 BA
The second largest contract of the week, a six bedroom pre-war apartment on Fifth Avenue in the Eighties. No square footage was published for this one, so the price per foot cannot be compared with the rest of the list.
3. 211 West 84th Street, 5A
$15,225,000 · 5 BD, 6 BA, 4,962 SF
The larger of the building's two contracts this week at 4,962 square feet, roughly $3,070 per square foot, with double height arched windows over the treetops.
4. 211 West 84th Street, 14West
$13,120,000 · 5 BD, 6 BA, 3,811 SF
Identical in size, 3,811 square feet, to the residence that went to contract in this building at $12,400,000 in late April, and $720,000 higher from a higher floor.
5. 118 West 13th Street, 3
$12,995,000 · 4 BD, 4.5 BA, 3,475 SF
A full floor in Greenwich Village at roughly $3,740 per square foot, with beamed ceilings and steel casement windows.
The Elevated take
A week with no trophy sale is the week to read closely, because nothing is distorting it. Thirty six contracts at an average near $7.5 million says the $10 million to $18 million band, which is where most of Manhattan's actual luxury owners sit, was moving properly in early May.
The two contracts in one Upper West Side building are the more actionable detail. When a single address prints multiple deals inside a month, its remaining units become the comparable that every nearby seller gets measured against. If you own within a few blocks, those closings are your pricing evidence, and they are better evidence than any neighborhood average.
Buyers should take the opposite lesson from the same fact. Depth without a headline sale means competition was spread across the market rather than concentrated at the top, and there was no quiet corner to hide in.
