Two townhouses took the top and the bottom of the leaderboard in a week that broke Manhattan's run above thirty contracts. From April 27 to May 3, 2026, 29 contracts were signed above $4 million, worth $245,939,995. A double wide house at 34-36 East 70th Street led at $24,500,000.
The trend: a dip in count, not in quality
Twenty nine contracts was the lowest count in several weeks, but the composition argues against reading much into it. Seven of the 29, or 24 percent, were in new or recently built buildings, in line with the weeks either side, and the average contract came in around $8.5 million.
Townhouses did the heavy lifting. The largest and the fifth largest deals were both whole buildings rather than apartments, which is unusual for a single week's top five and stretches the square footage range wide: 12,500 square feet at the top, 5,100 at number five.
Inventory sat flat at roughly 6,500 units. In a normal spring that number climbs through May, so a plateau at the end of April was the more interesting datapoint of the week.

1. 34-36 East 70th Street
$24,500,000 · 8 BD, 7.5 BA, 12,500 SF
The week's top contract and its only deal above $20 million. Built in 1900 and 37 feet wide, a double wide house between Park and Madison, five stories over a cellar, with a front courtyard, a second floor terrace and a 30 foot rear garden setback. About $1,960 per square foot.
2. 459 West Broadway, PHS
$13,995,000 · 4 BD, 4.5 BA, 4,315 SF
A SoHo penthouse at roughly $3,240 per square foot, the first of two contracts in the neighborhood to make the week's top five.
3. 126 East 57th Street, PH2B
$13,500,000 · 3 BD, 3.5 BA, 2,992 SF
The smallest residence in the top five at 2,992 square feet, and by some distance the most expensive by area at about $4,510 per square foot. Timber columns and beams, so a loft conversion rather than new construction.
4. 76 Crosby Street, 4
$13,495,000 · 4 BD, 4 BA, 5,262 SF
A full floor of 5,262 square feet at roughly $2,560 per square foot, which is what buying scale rather than address gets you in SoHo.
5. 262 West 11th Street
$12,500,000 · 8 BD, 5 BA, 5,100 SF
The week's second townhouse and the only West Village contract in the top five, with a full width rear wall of steel and glass opening onto the garden.

One week under thirty contracts is noise. A flat inventory line through the heart of the spring is not, and that was the thing worth watching. When listings stop arriving, the buyers who want to transact get funnelled onto the same short list of well priced apartments, and competition returns to a market that had been comfortable for them.
Two townhouses in the top five is a reminder of where the ceiling sits. Thirty seven feet of frontage between Park and Madison cannot be manufactured, and it priced accordingly at $24.5 million.
The reading for anyone selling a conventional apartment that week was to move early rather than wait for a fuller May market. Based on where inventory sat, it was not obviously coming.
