The last full week of April handed Manhattan's luxury market the biggest contract of its spring. Between April 20 and 26, 2026, 34 contracts were signed above $4 million, totalling $280,055,213. A duplex penthouse at 16 Fifth Avenue led at $45,000,000, the only deal of the week to clear $20 million.
The trend: one outlier sitting on a steady base
Thirty four contracts was a strong count by any measure of this market. Eight of them, 23 percent, were in new or recently built buildings, a share that had been holding steady through the spring.
Volume is where the week separated itself. $280,055,213 across 34 deals works out to roughly $8.2 million per contract, but a single $45 million penthouse accounts for about a sixth of the total on its own. Strip it out and the remaining 33 deals average closer to $7.1 million, which is the more honest picture of the week's middle.
Inventory rose to 6,589 units available across Manhattan. In late April that is the direction sellers want: more listings arriving means more transactions available, not fewer.
The pied-à-terre tax was still a proposal at this point, with no published rates and no formal approval. Buyers were operating without specifics, and 34 contracts in a week suggests the uncertainty was not stopping anyone.

1. 16 Fifth Avenue, PH2
$45,000,000 · 5 BD, 7.5 BA, 6,823 SF
The week's top contract and its only deal above $20 million. A 6,823 square foot duplex with private outdoor space and four exposures, looking over Washington Square Park and downtown. Designed by Robert A.M. Stern, with a hand laid brick and limestone facade, Juliet balconies and detailed setbacks.
2. 275 West 10th Street, 4C
$16,250,000 · 4 BD, 5 BA, 3,809 SF
Roughly $4,270 per square foot at The Shephard, which was the highest rate in the week's top five and a fair marker for converted West Village warehouse space.
3. 16 East 76th Street
$16,000,000 · 6 BD, 6.5 BA, 10,258 SF
A townhouse of 10,258 square feet, the largest property in the top five and the cheapest by area at about $1,560 per square foot. Wood panelled rooms and a scale that no apartment at this price can match.
4. 129 Lafayette Street, PHA
$13,950,000 · 3 BD, 4.5 BA, 4,647 SF
A SoHo penthouse trading at almost exactly $3,000 per square foot.
5. 211 West 84th Street, 10W
$12,400,000 · 5 BD, 6 BA, 3,811 SF
The first of a run of contracts at this Upper West Side new development. Two more residences in the same building would take places in the top five three weeks later.

A $45 million contract is the sort of number that gets quoted for months and tells you almost nothing about what your own apartment is worth. The more useful figure in this week is the 23 percent share of contracts in new or recently built product, because it says buyers were paying up for finished, move in condition.
Sellers of older co-ops and pre-war condos were competing against exactly that. The answer is rarely a lower price. It is a better presentation: resolved kitchens and baths, and a listing that does not ask a buyer to imagine the work.
For buyers, an inventory count that rose in late April was the first real leverage of the season. More choice inside the same price band is the condition under which patience actually pays.
