Manhattan's luxury market had a quiet week. From August 10 to 16, 2026, 18 contracts were signed above $4 million, for a total of $135,485,000 in luxury volume. The top deal was $23,950,000 at the Flatiron Building, the only contract of the week to clear $20 million. Here is what moved, where the trend is pointing, and what we think it means.
The trend: the August lull, on schedule
Eighteen signed contracts puts this week at the bottom of the range Manhattan's luxury market has held since late spring. Over the preceding three months the weekly count ran mostly in the mid-twenties to mid-thirties, peaking in early June. The only clearly weaker week in that stretch was the one spanning the July 4 holiday.
That pattern is seasonal rather than structural. Mid-August is when decision-makers on both sides of a deal are hardest to get in a room, and contract counts reliably compress before picking back up after Labor Day. Volume tells the same story from the other direction: $135 million across 18 deals works out to an average of roughly $7.5 million per contract, which is a healthy average in a thin week.
The more useful read is what did not happen. There was no cluster of deep discounts and no rush of new development closings padding the count. Eighteen deals at a $7.5 million average is a market taking a breath, not one repricing.

The week's top contract, and its only one above $20 million. A residential conversion inside the Flatiron Building, pairing the Beaux-Arts landmark shell with interiors by Studio Sofield, with skyline views over Madison Square Park.

$9,995,000 · 4 BD, 3.5 BA, 4,497 SF
A full-floor SoHo loft at roughly $2,220 per square foot, well below the week's top deal, which is the trade-off cast-iron loft space usually offers against new construction.
3. 470 Columbus Avenue, Garden
$9,950,000 · 4 BD, 3.5 BA, 3,373 SF
A garden residence on the Upper West Side. Outdoor space at this size and price point remains one of the scarcest categories in Manhattan.
4. 15 East 26th Street, 13B
$9,200,000 · 3 BD, 3.5 BA, 3,236 SF
The second Madison Square contract of the week. Two of the top five deals landing within a block of the same park is a fair signal of where demand concentrated.
5. 422 East 72nd Street, 40B/41AB
$8,950,000 · 6 BD, 5 BA, 6,050 SF
The largest residence in the top five at 6,050 square feet, and the lowest price per square foot at roughly $1,480. A combination of units, which is how most six-bedroom layouts on the Upper East Side come to exist.

A slow mid-August week is not a signal, and reading one into it is how sellers talk themselves into the wrong price. The number worth watching is not this week's 18 contracts but the first two weeks after Labor Day, when the autumn selling season sets its tone.
If you are selling, the window to prepare is now, while attention is elsewhere. Pricing, photography and a considered launch strategy take longer than most owners expect, and the listings that come to market in the first half of September consistently do better than the ones that scramble in October.
