The Elevated take
Total Manhattan inventory stands at 6,081 listings, down 8.7 percent from a year ago, and slipping week over week.
The bigger story this week is that the fall rebound has real momentum. Back to back weeks of 36 and 34 signed contracts put the past four weeks at 123 deals and roughly $989 million in asking volume, a strong run after a sluggish September.
The Upper East Side beat Downtown 17 to 12, its 10th win of the year, and condos outsold co-ops 17 to 12. Listings above $4 million have eased to 1,206 from a mid October high of 1,226, a sign that buyers are absorbing fall supply faster than it is being added.
Pricing is still doing the heavy lifting, though. The week's top deal, the full floor penthouse at 111 Murray Street, went to contract asking $33,950,000 after first coming to market at $45 million, and the average discount from original ask jumped to 13 percent from 5 percent the week before.
For sellers, the takeaway is that buyers are back in force, but they are rewarding listings priced to today's market rather than last year's expectations.
