The Elevated take

Total Manhattan inventory stands at 6,150 listings, down 9.1 percent from a year ago.

The bigger story this week is that fall demand has arrived in force. The 36 signed contracts were 8 more than the week before and tied the best week of the year, last reached June 1 to 7. Eight deals were at $10 million and above.

New development led the top of the market: the penthouse at 255 East 77th Street asking $23,750,000, followed by 59A at 53 West 53rd Street, a sponsor sale asking $21,530,000 in a tower that first came to market in 2015.

Condos outsold co-ops 19 to 13, with 4 townhouses in the mix, and the Upper East Side out-signed Downtown for the 9th time this year.

Buyers are still negotiating, with an average discount of 5 percent from original ask, and signed listings averaged 494 days on market, a reminder that much of what traded had been waiting for the right price. For sellers who sat out a slow September, this is the window to come to market priced right, because qualified buyers are clearly back at the table.
