Large Scale Homes in Tribeca, the West Village and SoHo: 10 Condos With Four and Five Bedrooms
This guide looks at ten condominiums in Tribeca, the West Village and SoHo where large-scale homes, meaning four and five bedroom residences and floor plans of 3,500 square feet or more, actually come to market and sell. For each building we list its highest recorded sale, the large homes that have sold there since 2023, and what that space has cost per square foot, using closed sales from the public record as shown on Compass. The buildings are ordered by their highest recorded sale, from 150 Charles Street at the top to 111 Murray Street, and each entry closes with our take on what the building does well and where the tradeoffs are. After the main list we add three more buildings worth a look and a few notes on shopping for space downtown.
The ten buildings at a glance
| Building | Neighborhood | Highest recorded sale | Size | Price per sq ft | Our take |
|---|---|---|---|---|---|
| 1. 150 Charles Street | West Village | $60,000,000, Mar 2025 | 5,840 sq ft, 5 bedrooms | $10,274 | The downtown benchmark for large homes on the water. |
| 2. 70 Vestry Street | Tribeca | $57,000,000, Feb 2026 | 7,808 sq ft, 6 bedrooms | $7,300 | The deepest bench of four bedroom homes on the river. |
| 3. 443 Greenwich Street | Tribeca | $49,500,000, Nov 2021 | 8,908 sq ft, 6 bedrooms | $5,557 | Loft scale with a private motor court. |
| 4. 56 Leonard Street | Tribeca | $47,866,945, Jun 2017 | 7,799 sq ft, 4 bedrooms | $6,138 | Large homes in the sky, each with its own layout. |
| 5. 160 Leroy Street | West Village | $43,503,250, Jul 2018 | 7,750 sq ft, 5 bedrooms | $5,613 | Few large homes, and they hold their value. |
| 6. 565 Broome SoHo | SoHo | $36,533,612, Aug 2019 | 6,734 sq ft, 4 bedrooms | $5,425 | SoHo's newest large homes, with two big sales this fall. |

| 10. 111 Murray Street | Tribeca | $28,100,000, Jul 2025 | 7,488 sq ft, 5 bedrooms | $3,753 | The most space per dollar of the towers here. |
Sale prices are recorded closing prices as shown on Compass, and the highest recorded sale is the top residential closing in each building's full sales history there. Price per square foot is the sale price divided by the listed interior size, and bedroom counts are shown where the record lists them.
1. 150 Charles Street, West Village
Highest recorded sale: $60,000,000 in March 2025
Size: 5,840 square feet with five bedrooms
Price per square foot: $10,274
Other large-home sales since 2023: $52,000,000 and $38,500,000 for two five bedroom penthouses in 2023, and $16,250,000 for a four bedroom residence in January 2026
150 Charles Street is the 91-residence condominium developed by Witkoff and designed by COOKFOX, completed in 2015 on a quiet block beside Hudson River Park. Its red-brick base steps up into planted terraces, and the building includes ten townhouse residences, a 75-foot pool, a spa and full-service staff.
Our take: no building in this guide has produced more large-home sales at the top of the market. The range is wide, though. A five bedroom residence of 5,607 square feet sold for $16,500,000 in June 2025, about $2,943 a square foot, which shows how much floor height, view and outdoor space move the price inside one building.
2. 70 Vestry Street, Tribeca
Highest recorded sale: $57,000,000 in February 2026
Size: 7,808 square feet with six bedrooms
Price per square foot: $7,300
Other large-home sales since 2023: $21,000,000 for a four bedroom fifth-floor residence in December 2025, $10,700,000 and $9,575,000 for four bedroom homes of 2,844 square feet in 2023 and 2025
70 Vestry Street is Related's limestone condominium by Robert A.M. Stern, completed in 2018 directly across from Hudson River Park. It holds about 46 residences, with one of the larger amenity programs downtown, including an indoor pool, a squash and basketball court and full-service staff.
Our take: this is the most reliable building in Tribeca for a four bedroom home on the river, because so many of its residences are laid out that way. The February 2026 penthouse sale was also its second trade, after a December 2018 closing at $56,010,250, so the top of the building has held its value over seven years.
3. 443 Greenwich Street, Tribeca
Highest recorded sale: $49,500,000 in November 2021
Size: 8,908 square feet with six bedrooms
Price per square foot: $5,557
Other large-home sales since 2023: $39,995,000 for a four bedroom penthouse of 5,375 square feet in November 2025, $36,000,000 for a four bedroom penthouse in September 2023, $24,990,000 for a 5,000 square foot penthouse in April 2024, and four bedroom lofts at $20,700,000, $16,500,000 and $14,995,000
443 Greenwich Street is a landmarked 19th-century warehouse converted by Metro Loft into 53 residences, with simplex, duplex and triplex lofts. Its best-known feature is a gated interior motor court with underground parking, so residents can arrive by car out of public view.
Our take: this building has one of the deepest records of four bedroom sales in this guide since 2023, and the floor plates are genuinely large for a loft building. Expect a premium for that privacy. The four bedroom penthouse that closed in November 2025 came to about $7,441 a square foot.
4. 56 Leonard Street, Tribeca
Highest recorded sale: $47,866,945 in June 2017
Size: 7,799 square feet with four bedrooms
Price per square foot: $6,138
Other large-home sales since 2023: $35,500,000 for a four bedroom penthouse of 5,858 square feet in January 2025, $30,100,000 for a four bedroom penthouse in January 2023, $19,500,000 for a four bedroom penthouse in February 2025, four bedroom homes at $17,350,000, $15,000,000 and $14,600,000 on the 48th, 38th and 44th floors, and $7,950,000 for a four bedroom home of 3,000 square feet in April 2025
56 Leonard Street is the 60-story tower by Herzog and de Meuron, completed in 2017 with 145 residences. Its stacked, cantilevered floors mean no two layouts are the same, and many homes have private outdoor space, ceilings of 10 to 14 feet and floor-to-ceiling glass.
Our take: along with 150 Charles Street, this building has recorded the most large-home sales in this guide since 2023, and every one of them was a four bedroom of 3,000 square feet or more, which makes it the tower to watch in Tribeca for that home size. The record penthouse also resold for $45,000,000 in October 2021, close to its 2017 price. The spread among recent sales is wide, from $7,950,000 to $35,500,000, and floor height drives most of it.
5. 160 Leroy Street, West Village
Highest recorded sale: $43,503,250 in July 2018
Size: 7,750 square feet with five bedrooms
Price per square foot: $5,613
Other large-home sales since 2023: $25,000,000 for a four bedroom home of 3,808 square feet in February 2026, and $12,000,000 for a four bedroom tenth-floor home in June 2026
160 Leroy Street is the Herzog and de Meuron condominium developed by Ian Schrager and Witkoff, completed in 2017 with about 49 residences on the Hudson. Interiors are by John Pawson, and the building has a pool of more than 70 feet, a spa and attended service.
Our take: large homes are scarce here, but they trade at high prices. The second penthouse sold for $28,000,000 in 2018, and the February 2026 four bedroom came to about $6,565 a square foot, above the roughly $5,613 a square foot of the building's record sale.
6. 565 Broome SoHo
Highest recorded sale: $36,533,612 in August 2019
Size: 6,734 square feet with four bedrooms
Price per square foot: $5,425
Other large-home sales since 2023: $17,600,000 for a four bedroom home of 4,682 square feet and $14,850,000 for a four bedroom home of 3,576 square feet, both in September 2026
565 Broome SoHo is Renzo Piano's first residential project in New York, two curved-glass towers completed in 2019 on the western edge of SoHo with 115 residences. It has a pool, a fitness center, a landscaped courtyard and parking.
Our take: SoHo has very few new buildings with four bedroom homes, and both of this building's large-home sales since 2023 closed this September. The larger one closed 16 percent below its asking price, while the smaller one closed within 1 percent of its ask, and both came in well below the per-foot price of the 2019 penthouse.
7. The Shephard, 275 West 10th Street, West Village
Highest recorded sale: $34,620,500 in December 2017
Size: 5,985 square feet with five bedrooms
Price per square foot: $5,785
Other large-home sales: $19,025,000 for a four bedroom penthouse of 4,763 square feet in June 2020, and $16,000,000 for a four bedroom fourth-floor home of 3,809 square feet in June 2026
The Shephard is a landmarked 1896 Romanesque Revival warehouse converted by Starwood and Naftali, completed in 2016 with about 38 residences, architecture by Beyer Blinder Belle and interiors by Gachot. The homes are loft-scale with high ceilings and arched windows, and the amenities include a gym, a basketball court and a golf simulator.
Our take: this is the West Village choice for loft proportions rather than a glass tower. The June 2026 four bedroom closed only 1.5 percent below its asking price at about $4,201 a square foot, which tells you large homes here do not sit.
8. Superior Ink, 400 West 12th Street, West Village
Highest recorded sale: $31,500,000 in November 2010
Size: 6,321 square feet with six bedrooms
Price per square foot: $4,983
Other large-home sales since 2023: $19,250,000 for a combined residence of 4,116 square feet in June 2025, $17,200,000 for a five bedroom townhouse of 5,468 square feet in August 2025, and $16,375,000 and $15,850,000 for five bedroom homes of 4,116 square feet in 2023 and 2024
Superior Ink is Related's waterfront condominium by Robert A.M. Stern, completed in 2009 on the site of the 1919 Superior Ink factory. It holds 62 residences plus seven townhouses that echo the neighborhood's 19th-century streetscape, with interiors by Yabu Pushelberg.
Our take: this building offers both shapes of large home, a five bedroom apartment in the tower or a townhouse with condominium services. The townhouse that sold in August 2025 came to about $3,146 a square foot, well below the tower's per-foot prices. If you are weighing those two choices, our West Village townhouse versus condo comparison walks through the tradeoffs.
9. 42 Crosby Street, SoHo
Highest recorded sale: $28,250,000 in August 2026
Size: 5,852 square feet with four bedrooms
Price per square foot: $4,827
Previous sale of the same home: $19,102,750 in June 2019
42 Crosby Street is a seven-story condominium by Annabelle Selldorf with ten residences on a cobblestone block in eastern SoHo. The nine main homes are three bedroom full and half floors, topped by a duplex penthouse, and an automated car elevator gives residents private parking below grade.
Our take: this building has one large home, and it just traded. The penthouse resold this August for $9,147,250 more than its 2019 price, a reminder that the rare large home in a small SoHo building can command a strong price when it does come up.
10. 111 Murray Street, Tribeca
Highest recorded sale: $28,100,000 in July 2025
Size: 7,488 square feet with five bedrooms
Price per square foot: $3,753
Other large-home sales since 2023: $11,500,000 for a four bedroom home on the 50th floor in July 2025, $12,025,000 and $7,575,000 for four bedroom homes on the 51st and 24th floors in 2023, and a four bedroom home on the 45th floor in September 2024
111 Murray Street is the curved-glass tower by Kohn Pedersen Fox, completed in 2018 with 157 residences where Tribeca meets Battery Park City. It has a pool, a spa and an extensive amenity floor designed by David Rockwell.
Our take: of the towers in this guide, this is where large space has cost the least per square foot. The five bedroom penthouse closed 28.9 percent below its asking price, and the 50th-floor four bedroom sold for about $3,520 a square foot, so buyers here have had room to negotiate.
Also worth considering
Also worth considering: 10 Sullivan Street in SoHo, where a five bedroom penthouse of 5,503 square feet sold for $25,456,250 in 2017 and a four bedroom home sold for $6,875,000 in 2023; 40 Mercer Street, where a four bedroom residence sold for $13,250,000 in July 2026; and The Greenwich Lane in the West Village, where the highest recorded sale was a four bedroom penthouse of 5,091 square feet at $33,641,696 in 2016.
What to know when shopping for space downtown
Large homes are a small share of every building on this list, so the right one often comes up once or twice a year. It helps to decide early which buildings you would accept and to be ready to move when one lists. Some of these homes also trade without a public listing, which our guide to off-market real estate in NYC explains.
Price per square foot varies more inside a single building than between buildings. At 150 Charles Street, recorded large-home sales since 2023 ran from about $2,943 to $10,274 a square foot, so floor, view and outdoor space matter as much as the address.
Discounts from asking price have been real at the top of the market. The penthouse at 111 Murray Street closed 28.9 percent below its ask and the larger 565 Broome home 16 percent below, while the most recent sales at The Shephard and 565 Broome's smaller home closed within 2 percent. Budget for closing costs as well, since the mansion tax rises with the price.
